About Kevin
I spent ten years making sure pharmaceutical plants were built exactly to spec, then nine years building my own companies with my own money. I bring both habits to off-plan property: check the evidence, and only commit when the numbers stack up.
Chapter one
2013 – 2021
I studied Pharmaceutical Science at Waterford Institute of Technology and graduated with First Class Honours. From there I spent a decade as a validation and commissioning & qualification (C&Q) engineer on major pharmaceutical projects across Ireland.
The job is simple to describe and hard to do well. Before a production line, a lab or a cold-chain shipment goes live, you prove it does exactly what it was designed to do. You write the protocol, you test against it, and you document the evidence. Nothing gets waved through on a promise.
That is how I look at an off-plan project today. Who is the developer, what have they actually delivered, and on what timeline? What does the payment plan really cost you? Where does the claim end and the evidence begin?
Projects and roles with MSD · Eli Lilly · Sanofi · LEO Pharma · GE HealthCare, including validation lead on a capacity expansion, thermal mapping ownership and cold-chain shipping validation.
Chapter two
2017 – today
Working inside the industry, I kept seeing the same two problems. Projects stalled because the right specialists couldn't be found, and labs were still managing hazardous chemicals with paper logs and spreadsheets. So I started a business for each.
Specialist recruitment for life sciences: engineering, quality, regulatory and operations talent for pharma, biotech and medical device companies.
B2B software that digitises chemical waste segregation, tracking and compliance for labs and manufacturers. Funded from Aphex's revenue, not outside investors.
Building companies teaches you how wealth is actually made. Cash flow matters more than headlines. Timing matters more than luck. And the most valuable decision is often the deal you walk away from.
I've raised, spent and risked my own capital. I advise clients the way I'd want to be advised.
Chapter three
2026 – today
In August 2026 we packed up our home in Ireland and moved here as a family. We came for the life: the safety, the space for the kids, the sense that the place is still being built. I saw the same thing in the property market that I'd seen in business: real opportunity, alongside a lot of noise.
I live here, my family lives here, and I've put my own money into off-plan here. When I tell you what I think of a community, it's usually somewhere I've walked around on a Saturday.
Now
One Investments
I'm a Senior Investment Advisor at One Investments, working across developers rather than for any one of them. I help people invest in off-plan property across Dubai and Abu Dhabi.
Off-plan suits investors who want a hard asset without tying up all their capital on day one. Payments are staged through construction, the dirham is pegged to the US dollar, and qualifying purchases can lead to UAE residency. My job is to cut through the noise: which developers deliver, which locations hold their value, and which deals don't stack up.
